What is the big deal with a septic system?

Nothing but the supplied toilet paper should be flushed in the toilet or poured down the drains. This includes feminine hygiene products, baby wipes (even if they say septic safe, trust us they are not), food, grease, and anything else you can think of other than the supplied toilet paper will damage our septic system. To do so has the very real potential of damaging our septic system(s) (none of our properties is on a public or town septic system). Our rental agreement clearly outlines that anything other than toilet paper flushed or placed into the system has the potential of resulting in fines, fees, and damages incurred that will be the responsibility of the renter. Please be sure to let your family and guests know to not flush or pour anything down the drains - supplied toilet paper only. 

Can I have more people stay than are listed in the rental agreement?

We have set the occupancy levels based on wear and tear on our properties through the rental season, water levels/septic system size, and the number we feel comfortable with having on our property. We sign contracts with our renters agreeing they will adhere to our occupancy levels. Please be aware that these occupancy levels are for all times and day guests should not exceed the number agreed to in your contract.

What should we bring?

All of our cottages and cabins come with pots, pans, dinnerware, supplies to clean, and septic approved toilet paper. You will need to bring your own linens and towels unless otherwise noted, paper products, food (including condiments and spices), or any specialty items you would require. For a list of what amenities are available for you at each property please look at the specific properties information page or on the specific properties VRBO or AirBnB detail page.

Are we able to have the address before renting?

For privacy, security, and insurance reasons we are unable to give out the rental address prior to your final payment. Each individual cottage and cabin's profile page gives a description of the cottage, numerous interior/exterior photos of the cottage and surrounding area, and a map that gives you a great idea of location.

What if I have a probem during our stay?

Our family will be available for you. We have family that live next door to our rental properties and a property manager with phone numbers you can call if you have any issues while staying at one of our properties. 

Why are pets not allowed?

We would love to accommodate pets, especially being a family of dog lovers, unfortunately  some of our visiting family members are extremely allergic. So, we just cannot open our personal family vacation home to pets .

Are there really bears at Black Bear Cabin?

Yes. If you rent Black Bear Cabin you will see we abut the White Mountains National Forest which is 750, 852 acres of wildlife including Black Bears, Coyote, Wolves, Moose, Deer, Fox, BobCats, Turkey, and many more fascinating, beautiful, and sometimes dangerous creatures (bring your camera!). 

Though Black Bears are smaller than their aggressive cousins the Grizzly Bear, and they typically will avoid humans if Black Bears feel threatened they can be aggressive. And male Black Bears can reach sizes over 250 pounds. So, keep a safe distance, and do not leave food or trash outside, if you see a bear do not run away.

Why won't you rent Black Bear Cabin to families with children under 13?

Black Bear Cabin is in the deep country mountains of the Mount Washington Valley abutting the White Mountains National Forest. Black Bear Cabin has a strong running stream that goes through the property as well as abundant wildlife that includes; Black Bears, Coyotes, Bobcats, and many others. We would incur expensive liability insurance costs to have children 12 and under staying at Black Bear Cabin. 

Critters and bugs?

Flying, crawling, and scurrying bugs, and animals, are a part of cabin and cottage life!

We do our very best to make sure our property is free of animals and bugs. However, we choose to not use pesticides inside or outside any of our properties. That means, though unlikely, you may come across a bug or two. 

And remember that most critters are more frightened of you than you are of them. It is important to observe some easy rules when vacationing in the country or near water:

1 -Don’t leave food out on the kitchen counters or anywhere else, ants and mice love leftovers.None of our properties currently have an issue with either of these pests. So please put your food away. 
2-Don’t leave patio doors open, chipmunks and squirrels love to visit, not to mention mice will enter at the slightest invitation.
3 -Lights at night will attract moths and other types of flying insects, some small enough to penetrate screens. If you leave windows open or lights by doors on constantly be prepared to have flying insects follow you inside. 

Mother Nature, seasonal temperature variations, bug and rodant lifecycles, etc. can all create unexpected visitations, again a part of cottage and cabin life .

Are you certified allergen free?

In short, we cannot guarantee our vacation homes are allergen free. Please contact us at website@conwayvacationrentals.com if you have a specific allergen you are avoiding.

Can we light a fire while at the property?

Our cottages do not permit outdoor fires. We do offer a gas fire table for use by request. See our VRBO and AirBnB pages to see your options and if there are any additional costs. 

Our Mountain Cabin has a fire pit available. Check with us before using as there has been a fire ban for the last year and half. If there is a ban it is because the area is too dry. You don't want to be the cause of a Forest Fire or deal with those hefty fines!

Can we light off fireworks?

Fireworks are banned from all of our properties. LIGHTING FIREWORKS OFF AT ANY CONWAY VACATION RENTAL  DURING YOUR STAY WILL RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY. Without refund.
